01 How long does a house clearance on Gran Canaria take?
Depends on size and how full the property is. A normally furnished 2–3 bedroom apartment takes one working day. A villa or a heavily filled property typically runs two to three days. Hoarder clearances are three to eight days depending on severity. After the viewing we commit to a firm timeline in writing.
02 How exactly does the valuables buyback work?
During the viewing we walk through the property and list every item we'd be willing to buy into our own stock — antiques, jewellery, watches, quality furniture, vinyl, hi-fi, paintings. Each item gets a written offer price. That amount is then subtracted from the clearance quote, so your final invoice is lower. Every buyback line is explained and you sign for it. No offer is ever forced — if you want to keep something we simply hand it over or ship it to the UK.
03 Can I run the whole clearance from the UK without flying over?
Yes — about 70% of our English-speaking clients never come to Gran Canaria for the clearance. Viewing by WhatsApp video, quote by email, digital signature on DocuSign. During the clearance you get daily photo updates on your Sosa Dashboard and WhatsApp messages from your project manager. 04 How does Spanish probate affect the clearance?
Spanish probate (aceptación de herencia) is signed before a Spanish notario. Until the deed is signed and the Spanish inheritance tax (ITP) paid, technically the property still belongs to the estate. In practice, once you have the NIE number and a certified Spanish translation of your UK grant of probate (or the European Certificate of Succession), we can start the clearance. Your Spanish lawyer will usually confirm this in writing. We have worked with half a dozen UK-Canarian solicitor firms and can recommend a bilingual one if you need one.
05 Can you ship items back to the UK?
Yes. We offer a memory-box service (small items, keepsakes, family photos, jewellery) sent by standard courier — typically £80–£150 depending on volume. For larger shipments (furniture, art, boxes of books) we work with a regular freight forwarder and ship by sea container from Las Palmas port. Remember: since Brexit, the Canary Islands are outside the EU customs union AND outside Spanish VAT — items moving from Gran Canaria to the UK cross a customs border but without VAT implications. We help with the paperwork.
06 What happens to items that have no resale value?
Anything that can't be resold or donated is disposed of through authorised Canarian recycling centres (Punto Limpio). We are registered waste carriers with the Cabildo de Gran Canaria. Hazardous items (old electricals, chemicals, paints) go through the Canarian special-waste stream and you receive a disposal certificate on request — useful for estate agents and for your own records.
